We are constantly monitoring the market and trends in our key suburbs of South Brisbane, West End, St Lucia, Indooroopilly and Taringa, as well as the wider city, regional and national picture, so we can assess and recommend local market rentals accurately.
Our tenant screening system is designed to ensure the best tenants are approved fast. This is important when the market is competitive and tenants are applying for multiple properties. We want to ensure we’re the first to sign them up!
Equally important is thorough, diligent checking of all references and information provided to make sure qualified tenants really do make the grade. Omitted information rings alarm bells.
Rent Collection and Ownership Payment
- We use state of the art property management systems to monitor and receipt rental payments and provide you with online financial statements available 24×7.
- Log into your owner portal to view statements and stay in tune with how your investment is performing.
- Fortnightly payments and statements to all our property owners.
- We operate zero-tolerance of rent arrears which works to everyone’s benefit. Our portfolio is extremely tightly managed and we simply have not had a rent arrears list to date. All our tenants pay their rent on time.
- We are a member of the Real Estate Institute of Queensland and operate within their code of conduct.
- We are fastidious in recording the entry condition of properties and document everything with comprehensive photos.
- We conduct quarterly inspections on all our properties to ensure any problems are caught and dealt with early.
- We respond quickly to tenants’ requests and enquiries so they feel well looked after.
- We verify every maintenance request and try to resolve it without a supplier invoice whenever possible. Often requests just need some guidance rather than really being a break-fix.
- We bring to owners’ attention every issue early to avoid more expensive fixes down the line. Prevention of problems before they occur is better than cure.
- We maintain a list of preferred trades and suppliers who deliver superior work at competitive rates.
- We have excellent relations with our tenants and believe prevention is much better than cure. We take care of tenants, so they take care of your property.
